How do I know that the price of a property I am interested in is reasonable?

Numbers never lie. Through the collection and analysis of reliable market data and the marketability report, we are able to determine property price ranges by area, based on the specific characteristics of each property. And all of this is based on millions of reliable and indisputable data points, not just an empirical estimate.

What are the necessary steps if you have a property purchase agreement?

After you reach an agreement with the property owner, what follows is the contract closure procedure, which includes the following steps:

  1. You, as the buyer, and the seller are asked to sign a letter of intent (LOI) to ensure the purchase
  2. A private sale agreement or legal preliminary agreement is drafted and signed by both parties. At the same time, you pay a deposit of 5%–10% of the agreed price into the seller’s account to remove the property from the market.
  3. You receive the legal documents required for the property’s legal due diligence.
  4. Once the legal due diligence is completed, a technical inspection by an engineer follows, and the necessary certificates are issued (Temporary Electronic Building Certificate).
  5. The next step is the collection of documents for the final contract and the drafting of the contract by a notary.
  6. In the final contract, Prosperty is designated and mentioned as the intermediary of the property sale.
  7. After signing the contract, you are required to pay the Property Transfer Tax to the Greek Tax Authorities, as well as the Prosperty commission. If this is your first home, you are exempt from paying the property transfer tax.
  8. The process is completed with the registration of the purchase contract at the competent Land Registry and the submission of a property declaration to the Hellenic Cadastre.
  9. The property is yours!
Are listed prices negotiable?

For every property you are interested in, you can submit your offer to the real estate agent you are working with, and they will forward it to the owner. The real estate agent has the appropriate expertise and experience to advise you on an offer that has a good chance of being accepted, manage and convey your offer to the property seller, aiming for your offer to be accepted and the sale to be finalized.

In general, the listed prices are the result of negotiation between the owner and the real estate agent at the start of each property listing and have been adjusted according to current market data.
