What is the marketability report and how can it help me?

Through the collection and analysis of reliable market data, we are able to export a detailed and accurate marketability report, providing a clear image of actual property prices & values by region. The marketability report provides a detailed analysis of how many properties are available for sale at any given time, the year of construction, whether they are renovated or not, their size and many other features. This way, we can help you calculate ROI on an investment property, and see how the value of each property differs based on its specific characteristics, so you can make the right decision when buying or investing in a property.

How can I arrange a viewing for the property I am interested in?

You can book your appointment online using Prosperty’s e-calendar. All you have to do is click on the “Request Viewing” button on the top right of the property page and choose the exact date and time you wish to see the property in person. All you need to do after that is… to show up for the viewing! A Prosperty agent will be there to show you around the property and inform you in detail about it.

How do I know that the price of a property I am interested in is reasonable?

Numbers never lie. Through the collection and analysis of reliable market data and the marketability report, you gain access to the actual prices of every property sold in the last 3 years, not just a price estimate.

What is the procedure that follows after I agree with the owner?

After you reach an agreement with the property owner, what follows is the contract closure procedure, which includes the following steps:

  1. You, as the buyer, and the seller are asked to sign a letter of intent (LOI) to ensure the purchase
  2. You pay a deposit of 5% of the agreed property price to a Prosperty account
  3. The documents required for the legal check of the property are collected
  4. Upon completion of the legal check of the property, the technical inspection by a certified engineer follows and all necessary certificates are issued
  5. The documents for the final contract are collected and a certified notary prepares the contract
  6. In the final contract, Prosperty is defined as the mediator of the property purchase
  7. After signing the contract, you are required to pay the Property Transfer Tax to the Greek Tax Authorities, as well as the Prosperty commission
  8. The process is completed with the registration of the purchase contract at the competent Land Registry and Cadaster Office
  9. The property is yours!
Are listed prices negotiable?

You can make your offer directly to the owner for every property you are interested in. By clicking the “Make an offer now!” button on each property’s page, you can immediately negotiate the price with the owner(s). The process is very simple: you just place your offer, the owner checks it online through their personal dashboard and immediately responds whether they accept or reject it, giving you the opportunity to make a follow-up offer, closer to the price requested by the owner. This way, the price is negotiated directly between you and the owner(s), ensuring the transparency and speed of the process – so simple and completely digital!

Do I get any assistance in the buying process?

Throughout the process, your dedicated Prosperty Agent will be by your side to help you find the ideal property for the price you want, take care of all the paperwork, coordinate the legal, technical and notarial deeds required, and finally hand you the contract and key to your new property!

How can I submit my property?

The process is simpler than you think!

  1. You submit the property online
    All we need from you is to tell us a few things about your property and a member of the Prosperty team will take care of the whole process.
  2. You book an appointment for the property inspection
    Use our e-calendar and choose a date and time for our certified engineer to visit and inspect your property. You will then receive a detailed inspection report of your property, that you will be able to access online.
  3. Select the pricing plan
    It’s time to choose the pricing plan that best suits your needs. We provide various and flexible  plans, so you choose the one that covers your needs.
  4. Legal status check
    We continue with your property’s initial legal status check (i.e. valid property titles, etc.) and if everything is ok, we move on to the next step.
  5. Professional presentation
    We use advanced digital tools in order to make your property stand out. We present your property with professional photos, virtual 3D tours, drone videos and floor plans. If your property needs renovation, we can prepare an indicative before-and-after presentation to make it even more attractive to potential buyers.
  6. Your property is ready for our platform
    After a final check, your property page is ready to go live. A member of our team double checks the listing in detail and shares with you the link to your property page on our platform.
What happens after my property is listed on your platform?
  1. Technical Support
    Prosperty offers foll-service ongoing technical support to make your property sale-ready. We assist you to complete anything needed for your property to be ready for sale.

  2. Viewings and Analytics
    Viewings with potential buyers are schedoled online. You are notified of each viewing request.From your personal dashboard you can access all the analytics regarding your property.

  3. Offers Management
    Receive online offers from Greek and international buyers, negotiate the price and accept the best offer.

  4. Sign the pre-contract agreement
    The pre-contract agreement is prepared by one of Prosperty’s legal partners and you can e-sign it through the platform.
    This agreement is between you, Prosperty and the buyer, and it describes all the required conditions for the successfol completion of the sale. A deposit for your property will be made by the buyer in our secure escrow account.

  5. Sale Contract Preparation
    Prosperty’s legal and notary services prepare the contract and guarantee its finalizationt. You can monitor the whole process through your personalized dashboard. However, your personal Prosperty expert is by your side, ready to assist you, during the whole process.

  6. Sign the Contract and Cash in
    Meet up and sign the final contract in front of the notary. A successfol sale is completed and you can receive the proceeds now.

What is included in the listing cost?

At Prosperty, we have created 3 different listing packages, so you can choose the one that suits your needs!


Standard Listing
: Prosperty undertakes the promotion of your property in the local market and its presentation on our platform with photos. There is no listing cost for you! In case we succeed in selling your property, we get a commission of 2%.


Exclusive Listing
: There is absolutely no listing cost for you with our exclusive listing package, other than the 2% commission in case of successful sale of your property. However, with this policy you enjoy some perks that the standard listing does not include.

You entrust us with the assignment of exclusive sale of your property and we provide you with:

  • Guaranteed sell within 6 months*
  • Access to the marketability report, comparing your property with similar properties in your area
  • Promotion through VIP digital channels and publishers
  • Marketing in 120 countries and direct promotion to 20,000 verified buyers

If, by the end of 6 months, no potential buyer is found , the  agreement carries on with zero commission until the end of duration.


Premium Listing
: this policy includes:

How can I make an offer online?

It’s very simple! Browse through our platform and after you find the properties that you like, you can arrange a viewing by clicking the “Make an offer now!” button. You can make an offer for as many properties as you are interested in.

The property owners check your offer on their personal dashboard and decide whether they accept it or not. This way, you can negotiate the price directly with the owners and close the deal faster. If you wish, an exclusive Prosperty consultant will assist you in reaching an agreement with the property owner.

Is there a way to buy the property I am currently renting?
At Prosperty we are about to introduce the “rent-to-buy” model to the Greek real estate market. With “rent-to-buy”, those interested in buying a property will be able to reach an agreement with the landlord, by which part of the monthly rent will be saved towards its future purchase. This idea provides for the tenant to pay an amount every month that is higher than the monthly rent, with the excess amount being saved for the purchase of that asset at some point in the future. If the tenants eventually decide against buying it, the cash is returned.

Do you list properties in every Greek city?

We are currently listing properties in Athens, Thessaloniki, Crete, Patras, Cyclades and the Ionian Islands. However our network is constantly growing and will soon include additional places all over Greece.

Do you support short-term rentals?

For the time being we support rentals with a minimum duration of 6 months.

How do you verify tenants?

Every day more than 100,000 tenants check out rentals on our platform. At Prosperty we ask all the “difficult” questions for you, so we can bring you in touch with prospective tenants, who are actually able to rent your property.

What do your insurance packages cover?

In collaboration with Anytime, we offer complete programs & unique coverages. You can choose among building insurance, content insurance or building & content insurance, and of course our loss of rents insurance.

Our insurance packages include:

Loss of Rents: Loss of rent insurance enables you to claim back lost income if your rental property becomes uninhabitable due to an insured event and your tenants are forced to move out.

Building and/or Contents insurance: It covers your home from damage by flood, fire, subsidence, storm or vandalism, protecting the structure of the building. Content insurance covers your possessions from unexpected damages that aren’t caused by negligence.

Legal Protection: Legal protection covers court or extrajudicial costs in the event that something happens to the property you reside in, or you rent to a third party. In addition, you can choose your own lawyer or give Anytime the right to appoint a lawyer.

How can I apply?

Through eauction.gr in which you must have registered as a member (candidate bidder), so that you have the right to submit an application. For any question call us at 210 6812 500.

What documents are required?

The supporting documents for participation are defined by law, depending on the legal form and the country of origin of the candidate bidder.

When are online auctions held?
The electronic auctions take place on Wednesday or Thursday or Friday, from 10:00 a.m. until 14.00 or from 14.00 until 18:00.
What does it mean to have my personal advisor through Prosperty?
Your consultant will guide you through the steps you need to follow and answer any questions you may have about the auction process.
I do not have a Greek VAT number. Can I participate in the auction?
Those who do not have a Greek VAT number, are initially registered electronically with the need to register with their country and then the final approval takes place by the competent e-auction official, in order to register in the system and be able to participate in the process.
What is the marketability report?

The sale and rental prices of the properties of each area also determine its commerciality. Prosperty provides a detailed marketability report for each neighborhood, which includes data on both current sale and rental prices, as well as previous years.

How can I find out about future auctions with specific real estate criteria?

Just click the ‘Alert me’ button on the Prosperty platform and you will receive an e-mail on a weekly basis about upcoming real estate auctions that meet your specifications.

What deposit do I have to pay to participate in an auction?
For your participation in the electronic auction, it is necessary to pay, in an unsecured account that will be indicated by the auction notary, an amount of 30% on the first price, two working days before the day of the auction.
How many days is my money refunded in case of non-award?
If another winner emerges or if the award has been canceled for any reason, your guarantee or letters of guarantee will be returned by the online auctioneer within a few days.
What does your company gain from this process?
Prosperty is next to the respective bidder. The cost of the services it offers is 200 euros and includes, among other things, the appraisal of the property, the commerciality of the area and the historical data. In case he wins the tender, we return the 200 euros and our payment now concerns 2% of the final amount of the successful completion of the process.
The whole process is completely legal, since it is carried out through eauction.gr, the institutionalized environment where all the auctions are held in our country, with the participation of a certified notary. Prosperty does not conduct auctions.
Who can participate in the auction?
All those who provide the necessary documents that have been requested for the application, if they have been approved by the auctioneer.
Can I access the property to see the interior?
The first and most important ‘question mark’ for the candidate bidder is the internal condition of the property. No one, not even the independent appraiser or the bailiff on execution, enters the confiscated property, especially if it is a residence. Therefore, the internal situation and layout of the property is unknown to the respective bidder, a fact that the latter must take into account when forming his judgment about the amount to be spent on its purchase.
