01. How can Prosperty help me with the program My home 2?

02. What is the maximum financing amount?

The maximum mortgage amount granted is 190,000€. The mortgage covers up to 90% of the property value as specified in the purchase contract.

In practice, this means that if the property value is 200,000€, the maximum mortgage amount will be 180,000€ (90% of the value). The borrower will then need to contribute at least 20,000€ from their own funds.

If the property value is 250,000€, the mortgage will be capped at the maximum limit of 190,000€, and the borrower will need to cover the remaining amount.

03. What is the mortgage duration?

The mortgage duration under the program My home 2 can range from:

3 years (minimum duration), to

30 years (maximum duration).

04. Who is eligible for the program?

The program is open to: Individuals aged 25 to 50 years at the time of submitting the mortgage application. Spouses or individuals in a civil partnership, provided that at least one of the two is aged 25 to 50 years at the time of the mortgage application.

Eligibility also requires that applicants:

  • Do not own another property suitable for their residence.
  • Meet the income criteria as specified in the required documentation.
05. How is the program's budget structured?

The budget of the program My home 2 is structured as follows:

Total Budget: 2 billion€.

Sources of Funding:

1€ billion from the Recovery Fund, with zero interest rate.

1€ billion from credit institutions.

This budget supports the financing of 20,000 beneficiaries for the purchase of their first home.

The mortgage duration under the program My home 2 can range from:

3 years (minimum duration) to

30 years (maximum duration).

07. What are the eligibility criteria for properties accepted by the program for financing?

The Program supports financing for a property that:

  • Will be used as the primary residence
  • Is located within a residential area
  • Must be a single, independent horizontal property or a detached house
  • Has a size that does not exceed 150 square meters (sqm)
  • The 150 sqm do not include annexes or auxiliary spaces specified in the purchase contract
  • The property must have been built on or before 31/12/2007
  • The value of the property, as stated in the purchase contract, must not exceed 250,000€
08. Are there any restrictions on the buyer-seller relationship of a property?

The purchase of the property cannot be made by a blood relative or relative by marriage (1st or 2nd degree) of the seller.

Additionally, the purchase cannot be made by a spouse or a person in a civil union with the seller.

To confirm that the property is not being purchased by a blood relative or relative by marriage (1st or 2nd degree) of the seller, or by a spouse or a person in a civil union with the seller, a relevant civil union agreement and a family status certificate for both the buyer and seller, as well as for their spouses/partners in a civil union, are required. This applies to both the paternal and maternal sides of their families, regardless of whether the mortgage application is submitted jointly or by one of the two parties.

In cases where providing these documents is impossible, a responsible statement, as per Article 8 of Law 1599/1986, from both the buyer and seller, declaring that there is no blood relationship or relationship of marriage (1st or 2nd degree), or civil union, between them, will be accepted.

09. Is an unfinished property eligible?

Unfinished properties are not eligible for the program.

10. Is a property with an existing mortgage eligible?

If the property has an existing mortgage, it can be financed through the program, following the usual bank procedure. Specifically, the bank will issue a check to pay off the previous mortgage and will confirm that it agrees to remove the lien and has no further claims.

11. What happens if the property chosen by the applicant has been included in another application?

In case the property has already been included in an approved application of another beneficiary, the applicant, if desired, can search for another property and submit a new application for inclusion in the program for it.

12. Is early repayment possible?

The borrower has the option to partially or fully repay the mortgage before the maturity date without any penalty or additional charges.
